BUCKINGHAM HOUSE

Buckingham House is one of our recently completed developments in Andover. This stunning 3 storey, 7 bedroom contemporary family home boasting 3,000 sq. ft. with double garage, needed a full refurbishment and structural survey to bring it up to Gallant standards. BACKGROUND

This house was only built in 2015, but following a variety of build issues that were discovered by the original owners, we were in an advantageous position to purchase the shell and develop the 3,000 sq. ft. property to a high-standard of family home.
 
The property still had a valid NHBC certificate and a valid EPC certificate (being less than 10 years old), although the house required an entire refit and check of all safety standards. 
 

We appointed a local independent Structural Surveyor to understand the extent of any major building issues (which were easily resolved for less than £6k and were completed within the first two weeks of our ownership). These works included replacing engineering brick pad stones with concrete pad stones, and over 200 crack stitches were used on cracks within the thermolite blocks on the inner walls.

 

DEVELOPMENT WORKS

The entire house was stripped back to bare brick with no bathrooms or kitchens left inside the property. 

Stamp Duty was £9,500 (instead of £23,000) as the house was uninhabitable, allowing us to use the non-residential rate.

The VAT rate of 5% was also applicable as the property had been vacant for more than 2 years.

New flooring was laid and the internal walls reconfigured to create a spacious 7 bedroom house with family bathroom, top floor shower room, two more en-suites, and additional storage on the top floor.

We installed updated plumbing and electrics, rendered the exterior walls and repainted them a sophisticated light grey, and pressure washed the roof to remove any moss and algae – paying attention to every last detail to achieve a maximum ‘wow’ factor and property value.
